Formulate, review and implement Standard Operation Procedures (SOP), Plans and Policies related to Building Management, including preventive maintenance in M&E facilities, cleanliness and upkeep all common areas and ensure health, safety and security.Plan, schedule and co-ordinate all building, mechanical and electrical preventative maintenance programs.Review operational procedures and propose accordingly with a view contributing toward energy conservation, costs savings and to reduce operational costs.Ensure compliance with all relevant legislation and mandatory requirements in accordance to Law of Malaysia Building and Common Property (2007), Act 663 or Strata Titles (1985), Act 318 and related local authorities i.e.: Commissioner of Building, DBKL etc.Monitor and maintain all contracts/agreements with contractors, vendors and suppliers for all aspect related to building management.Source and recommend appointment of new contractors/service providers for all aspect related to maintenance worksCo-ordinate, review and comment on tenant(s) renovations, moving in/ out, deliveries or other related service providers as when necessary.Plan and implement projects on quality improvements for all aspect related to building management and enhancement.
Possess a minimum qualification of Degree or Diploma in Property Management/Building or any other related fields withAt least five (5) years working experience in the similar positionsKnowledgeable in Strata Management Act(2013) and building by lawsEquipped with knowledge in securing contracts, insurance and others, applicable for the building managementGood interpersonal skills and able to work closely with the Joint Management Body/ Management Corporation Qualities necessary for the job include organizational, communication and teamwork skills
